Home Staging 101
For those unfamiliar with the term, staging refers to the arrangement of furniture in a way that brings out the potential in a floor plan and the overall appearance of a home. There are many professionals who home-stage for the real estate industry but there are some things you don’t necessarily need a professional for when it
comes to improving your home’s first impression.
Buyers don’t normally give sellers second chances when it comes to home viewing, proving the importance of Home Staging as soon as you place your home on the market. With staging, you can show buyers how they can utilize space in a functional way. Here are a few suggestions to improve those first impressions:
• Take away any pet paraphernalia; a lot of buyers may be allergic! Conceal critters because not everyone loves Fido, although you may think differently.
• Fresh linens go a long way. Make sure to wash your comforters or even purchase new ones. You don’t want a romantic setting to come off as a grungy dorm room.
• Declutter to show buyers that there will be enough storage for their belongings. When we say declutter, we don’t mean stuff it all in the closets; be sure to rent a storage area if necessary and empty half of your closet space.
• Place inviting smells in your home by grinding a lemon in the garbage disposal. Be warned- don’t go overboard and have your home smell like a department store perfume counter.
• Accessorize by decorating the place with a few interesting pieces; don’t make it too personal and remove any family photos. Remember the rule of 3!
• Apply a fresh coat of paint to update the space. Experts say that this simple adjustment can get you 150% back!
• Clean and organize your garage. Show what the space is truly designed for! Arranging the workspace and parking a car there can help buyers visualize the space better.
• Reposition sofas and chairs to make conversational groupings. This opens traffic flow to the room and makes it much more friendly.
