sidebar: Blogging on Blogging ;)

Tuesday, January 30th, 2007

I have been pretty quiet on the cyberspace lately.

I have stopped blogging because I feel like there is nothing interesting to write about staging. Everybody writes pretty much very similar things. (Which I obviously completely agree to, but after reading 100 posts that says pretty much the same thing, you will get bored too) It just seems redundant to just throwing my coin in the pond too.

But wait, why do I blog? Good question. And I have given it very serious thoughts. Why (more…)

Another Successful Staging Story — 2001 McAllister San Francisco | Staged Vacant Condo

Friday, January 26th, 2007

Today I met with Raj, the listing agent of 2001 McAllister, which I staged earlier this month, to de-stage the listing. (congrats Raj!) I was pretty shocked when I first heard it sold in 7 days since it was fresh after the new year, there just were not that much activities on the market. Also, I found on Craig’s List that there was a competing unit in the complex that asked for $40,000 more and it’s a lot bigger (the one I staged was 1BR/1BA, the competing unit was 2BR/2BA). Well, but after seeing their photos, I was not too surprised.

Here is the competing unit’s listing photos: (more…)

Very First Home Staging Blog Carnival!

Monday, January 22nd, 2007

Thanks for everyone who participated for the Carnival. There are very few stagers that I know blogs so it was a challenge to try to find pockets of communities who are willing to participate. Additionally it was quite a challenge since my work life suddenly got really crazy! Well, there is always first time for everything! So here it goes…

From consumers’ perspective

Jane May presents A Diamond in the Rough, Part II posted at Rich Dad Says, saying, “Pictures included.” This I found a great post from the perspective of a home owner. Although the word “staging” was not mentioned, but you can see a great transformations from the before and after photos. It is also a great reminder to remind ourselves as stagers what kind of financial issues homesellers may encounter when they sell their homes.

Realtors’ Corner
Cindy Lin @ Staged4more presents Top 10 Ugly Listing Photo “Trends” That Need to Go With 2006 posted at Home Staging Tips + More (!) These photos are actual photos that I lifted from the current MLS when I first wrote the posts. Hard to believe, isn’t it?

Kimberly Wester presents Real Estate Blog – Step by Step: Introducing Staging to your Clients posted at active rain. Kimberly’s great blog shares important insights on when, where, how to convince the sellers to go for staging that will maximize their return on a great investment.

Thinking about becoming a stager?
Craig Schiller
presents DO YOUR HOMEWORK… before you sign up for home staging classes. posted at HOME STAGING, Rants & Ravings, saying, “Home staging is a growing industry attracting more and more people. I wanted to create a resource for those who are intersted in becoming home stagers, that would be complete, comprehensive and not biased by corporate jargon.”

Sheron Cardin presents Real Estate Blog – Home Stager’s are the Merchandiser’s of Previously Owned Homes! posted at active rain. Many consumers and other real estate industry professionals still don’t understand what stagers do and many still have misconceptions of what it is. (I met a car salesman who explained it as taking all your furniture out and put someone else’s in. And of course, I didn’t buy my car from him.) Sheron puts a great spin on this great profession in her article.

Business tips for current stagers
Sheron Cardin presents Real Estate Blog – Never Judge a Book by Its’ Cover. posted at active rain. It reminds us existing stagers that never under-estimate the potentials of any jobs, no matter how seemingly big or small it is.

Maureen presents Real Estate Blog – My Secret Crush – Quick Books Pro – SSSSSH don’t tell anyone posted at active rain. It is very important to keep good books when you run your own business. This is a great reminder and a great post about a wonderful tool.

Mini continue ed for stagers
Judy Kincaid presents Real Estate Blog – De-clutter, De-personalize, and Neutralize—Are these terms sabotaging our efforts? posted at active rain, saying, “This is my first blog carnival and I am so excited!” Judy’s blog reminds us the power of words and we unintentionally let our consumers feel unease about an already stressful process.

Maureen presents Real Estate Blog – ROY G BIV – Is he a friend of yours??? posted at active rain that touches on color wheels and sharing her favorite staging colors.

Last but not least, Val Allocco presents Real Estate Blog – The HGTV “Dream House” and Home Staging posted at active rain, saying, “If you look at the pictures above from the Kitchen and Media Room, you will notice that the rooms are designed to appeal to everyone. The designers use warm colors and various textures to make each room cozy and inviting.” This is a great post on how the Dream House uses the principles of home staging.

Year 2006 in Review

Monday, January 1st, 2007

Hello all!img

I cannot believe that 2006 is already behind us and it’s a brand new year! It felt so long ago. Oh My Goodness!

I am very excited about the future that lies ahead of Staged4more. Our client list is consistently growing through happy clients who love our work, as well as
consistently expanding our inventory, team and the scope of the projects.

2006 was a very rough year for me personally. There was a lot of uncertainty, personal, emotional and spiritual changes that are often painful and stressful to deal with. The loss of 2 family members in the same
week really shook me to the core. It reminded me the fragility and limits that life has upon us, and it pushed me out of my fear box when it comes to running a small business. It also reminded me how important it is to
have a strong core of friends and family who will stand behind you no matter what.

Running your own business certainly has its down side, long hours, lots of administrative work, taxes and accounting, but most of the time, I love love love it! It really has helped me evolved personally, as well as professionally. And I could not have done it without my family nor our supportive clients! Every project is a lesson(s) learned, and I thank you for them.

Here are a few exciting new additions here at
Staged4more for 2007:

*A cargo van! Yes, we have bought our very own
12-passenger cargo van that can help us streamline the
staging process better and also be able to be more
flexible when it comes to booking preferred dates for
our clients.

*Team members! Yes, team members are a crucial part of working on jobs, especially finding people who work well together. I am very grateful to my support staff everyday as they are a crucial part of the company that helps to make it stronger. We also hosted a winter extern from my alma mater University of California at Berkeley.

*Hosting a Home Staging Blog Carnival. Blogging is fun and exciting but very few stagers do it. I am hoping this blog carnival will help unite stagers in different parts of the community and we can learn from each other’s experiences. Please check back on Jan. 22 on our blog: Staging Tips + More (!) http://stagingtipsandmore.blog.com for the first edition of staging carnival.

*Giving back to the community: It is one of my major goals to continue giving back to the community, which is something that I have not done well while building Staged4more this year. We hosted an extern this January for Cal, which is a great start. We have also just rolled out a Give Back program. See our Community page for more info.

*Client Appreciation Program: We had rolled out one late last year and it was premature and was not structured well. We are going to roll out a much better one in time for our Anniversary in February.

*New Logo & Website: We are professionals and we are hoping our new images can help cement that toward the general public. I am hoping to have a great site that is easier to navigate and will be able to feature our work more. This will be rolled out probably in late spring.

*BIGGER STORAGE SPACE! Yes yes yes, how can I forget about this? We have been growing and so have our inventory. We are now equipped to stage 5 vacant homes concurrently and we are looking to expand that number to 20 toward the end of the year.

*BIGGER PROJECTS! We are now working with the new owner of Darla’s Baby Boutique in El Cerrito weekly to transform her space into one that serves a resource to the community, as well as a resale & new baby items central. The scope of the projects is WIDE. We are working on not only cosmetic changes such as repainting, re-organizing inventory, shopping for new furniture, we are also working on streamlining the business process, improving shopping experiences for community members, as well as helping to transforming the store into one where all sorts of mommies and kids can find a place to hang out and exchange experiences. It’s quite challenging but very exciting!

THANKS AGAIN for all your support & word of mouth. We love staging & all things relate to staging, and THANKS
AGAIN FOR SUPPORTING US!

Happy new year!!! And we look forward to every opportunity to service you.

Cheers,

Cindy
