Let’s face it. Sometimes we can get a little bit “forgetful” and “blindsided” and completely forgot there are many other professionals involved in a real estate transactions. We are so tuned into our own jobs, we simply forgot there are the others that hold the sale together, and we stagers, too, just another link in the grand scheme of things.
Staging is not a true guarantee of a home sale, as I have covered in the past few Wednesdays since there are many variables that can play into the sale, causing the success rate to be unsteady. ONLY when all parties work together, a sale can be successful.
And when I say party, I mean it’s a party. In a real estate transaction, many people come into the play, not just sellers, agents and stagers. There are loan officers, mortgage companies, inspectors, title companies, appraisers, photographers, virtual assistants, insurance brokers, builders, attorneys, mortgage processors, lenders, property managers, escrow companies, financial planners, and sometimes even tenants.

Your process may slightly differ in different states, but generally it’s about the same roughly. You still have to go through so many sets of hands.

These two are amazing charts! And I love how they both clearly illustrates the process and how many people can go through a transaction. And KNOW THIS that at any point, if someone drops the ball, there can be damages done to your sale. Say that the buyers failed to obtain proper financing, how good will that 50% down payment be if the buyers don’t really have 50% down? I have a few clients recently had deals fell apart because buyers couldn’t secure financing. Staging did its job in getting buyers, however, buyers didn’t come through with their end. Or say on the seller’s side, if the photographer overexposed the photos and every shot looks terrible and unappealing, would someone click on the listing online or go to the next one that has beautiful photographs?
A real estate transaction often times is like a play. Everyone needs to know his/hers part WELL in order for the play to come together and deliver a full house. It’s also a bit like a juggling act, if the juggler let one ball dropped unintentionally, it can affect his/hers balancing and affects rest of the show. Just because the home is staged does not mean it will automatically sell. It needs the other links to work as well for the staging to do its wonders.
