Staging “Trends” That Need To Go with Year 2007
I still can’t believe 2007 is already over. A year has changed a lot! Pamela Anderson has gotten married… and err.. divorced. Paris Hilton went to jail. Facebook is now yesterday’s Friendster. K-Fed is actually proven to be the “better” parent than Britney Spears. Oh my my!
And these are the staging “Trends” that need to go with 2007 (These photos were pulled from Redfin’s search. The criteria was set at 90+ days on market. After viewing the photos, it’s not difficult to imagine why these properties stay on market for so long):
10. Terrible View

This is really nothing to write home about. Why feature a terrible view that is full of weeds and a shack? Each listing photo should tell a story, what is the story of this one?

Or what is the use for this photo of the staircase? Does vertigo come with the house?
9. Forgot the Outside Curb Appeal


Right, I understand you are selling a house. What house?!

The kitchen generally is a warm and welcoming space that serves as the heart of the home. I don’t think that’s the case for this home…
7. We get it, clutter rocks your world
Talk about airing out your dirty laundry!
Hmmm, are you selling your house or your stuff?
6. Featuring the furniture but not the space
Furniture is essential in staging, but you don’t need them at EVERY single corner. It’s difficult to judge what the space is like in this room, all I can see is furniture. We are in the business of selling square footage, not furniture!
5. Confused focal points

There should only be ONE focal point in the room, having more than one is confusing visually and unclear of what the real purpose of the room is. In this particular example, you have several focal points fighting each other. One of the solutions can be change the camera angle to focus on only one focal point.
4. Furnished, Not Staged!
I see this happening very often. People often thinks furnished means staged. N-O, NO! A staged home should convey a warm surrounding that invites anyone, especially potential buyers. Monotone, bare walls and basic furnishing don’t sell well, colors, art, plants, accessories and warmth do.
3. Partially furnished
This can be a little bit controversial in the staging circle. I know stagers do do vignette staging where they only do one corner of the home, or some people refer it as “light staging” where the furnishing is sparsely placed and there are a little accessories to add colors.
In this particular example, as a buyer, it doesn’t really tell me anything about the spacial relationships in the room. Sure, there is a chair there to kind of give me an idea of what a normal size chair looks like in the room. But I still can’t visualize placing a full size couch, accent chairs, coffee table in here. It just a seemingly large room. There are no depth nor warmth to it.
Just because you place some objects in the room doesn’t mean it’s staged and now it will do the trick of boosting traffic. Only staging that reflects the pluses of the home through strategically placed furnishing that provide depth & warmth will boost traffic.
