[00:00:53] Hi guys. Welcome back to another episode of the Home Staging Show. I know today’s a bit different because not only I’m recording now, but I’m also going live on Instagram. And thank you for those who are watching live right now. Nice to see you. It’s been a long time. I haven’t been live for a long time. So I know we’ve been on hiatus accidentally forever for the podcast. It is a solo show today. So I’m gonna just give you a little bit update to tell you what exactly is going on with the podcast, but also with the school as well.
[00:01:27] It’s been a process finding the right podcast editor but the good news is that we are now working with a new podcast agency. They have an all female editing team, which I’m really excited about.
[00:01:39] I had a long conversation with the founder, who is amazing. She’s also based in California, and their values for their company aligns really well with our business as well. So obviously, I’m a person of color. I’m also a woman, so inclusivity and diversity is very important for me. And before I started working with them, I actually didn’t know that only 5% of individuals working in the audio industry are women.
[00:02:03] So the founder started a podcast agency that is dedicated to support women audio professionals, and also women podcaster as well, like myself. So it’s truly exciting to work with the team and also get our podcast back on track. We are gonna start publishing twice a month again next month in July. So I’m really excited about that.
[00:02:24] I have a few episodes in the back pocket, so it’s been just sitting in there in our dashboard. So I really want to get that cleaned out and then also get new podcast to you as well.
[00:02:38] One of the things I’ve been working on since the beginning of the year, you might have heard this in the previous podcast episode, I’ve been working on a major backend overhaul.
[00:02:47] So this means our website and our community and course platform, they’re all going to get updated and also will move into a new platform. Or actually two, because our website is moving off Squarespace. We’re moving over to ShowIt with the help of Galen from Local Creative Co. You might remember Galen from a previous podcast episode.
[00:03:07] She also has been a jury member for our International Home Staging Awards. We used to have a website category. And then she also gave a live workshop last year on website as well. So it’s been amazing having to work with a friend and Galen who understand what I need for the school. One of the big feedback we get from students is that the courses are really solid and they’re great, but before they’re able to sign up, they’re a little bit confused in terms of what we offer.
[00:03:32] And I understand that is the limitation with Squarespace that we have a wide range of course catalog now that we can serve sages, but it’s a little bit difficult to browse. Also because I’m not a professional web designer, it’s best to just leave it with a designer like Galen who understand how it works.
[00:03:50] And also work on the SEO too. That’s another really important aspect of having a professional website.
[00:03:57] And then the other thing we’re working on is our migration in terms of course platform. I know those of you who are in our course platform right now through Mighty Networks are not super happy about it.
[00:04:08] I think they have been making some improvement. But it’s not as great as we want it to be. So one of the things we have been working on is migrating into a different platform. It obviously is a huge undertaking cuz we have quite a few courses and some of them like our foundational courses, like 5-Figure Floor Plan, I think that is a 20-hour video course.
[00:04:29] So there’s quite a bit of content to migrate over and one of the pledges I made this year, at the beginning of the year, is to improve accessibility, so meaning adding close captions to all the new courses we publish, and also adding captions to the courses that we had before 2022. And so some of the smaller courses, actually most of the smaller courses already made the move.
[00:04:53] We’re gonna start making announcements and notifying the students to start migrating into the new course platform. Obviously the larger courses is gonna take time. One of the things I had set up as a goal that I’m probably gonna fail is to update the courses as we update the course platform.
[00:05:11] But I realize that is a huge undertaking at the moment because just for the closed caption, it’s a lot of work on the back end because someone like a human has to read all the transcript to make sure it is fairly accurate. Most of the closed caption is generated by AI, by a computer, so a lot of times things are gonna get mistranslated or mistranscribed, so we need to make sure those are fairly accurate when we migrate everything over. So when you’re in the new course platform, you’re gonna see under construction notices. Things like quote unquote, ” We are currently working on a closed caption at the moment. Please stay tuned.” And things like that.
[00:05:48] I do apologize, but I thank you for your patience. You know, our school is very boutique. It’s usually just really me and couple other freelancers working in the business. So we do what we can to provide the best experience that we can provide with our students. So thank you so much for your patience.
[00:06:05] Accessibility is kind of a big thing for me. We’ve been getting requests from students in other countries too. Maybe it’s a little bit more difficult for them to understand if English is not their first language. So I just wanna make sure we’re adding in that sort of accessibility as well.
[00:06:20] And the other thing is the new video host that we are using for the new course platform, it’s great because you can actually search by keyword within the video itself. So let’s say you want to find, so maybe we talk about how to talk to realtor, for example, and there’s a specific term “MLS.”
[00:06:36] You can literally type in MLS into the search box, into the video. Then look for those segments within the video lesson to find the segment that discussed MLS. So I think that is a really great improvement in terms of accessibility.
[00:06:51] So that’s something we’ve been w
orking on, on the backend, and we’re hoping to at least migrate all the courses before August 1st, so you can start getting used to the new platform. But then also continuously updating the closed caption as we work through everything.
[00:07:08] Next up we have StagerCon. StagerCon is our annual online conference.
[00:07:12] So first of all, it’s a bit different because A) it’s online conference, so you can attend at the leisure, in your own home, in your best yoga clothes and bunny slippers. So it’s very flexible. We had an idea for StagerCon in late 2019, but as you know, 2020 happened with Covid. The first couple years, we were able to capture a lot of people, and now is a much smaller and more intimate conference. But that also gives you more opportunity to ask in-depth questions during the live Q&A sessions.
[00:07:43] So mark your calendar. StagerCon is just around the corner. It’s gonna be from July 14th through the 17th. And our conference theme this year is building multiple streams of income for home stagers. And I think given what happened during the pandemic, it’s really important to think about how you can expand your business in a way that’s accessible to you, right? Because we don’t want you to expand too quickly and your business blows up in a bad way.
[00:08:09] Think about in terms of thinking ahead and also discovering different opportunities and different business models that have worked for other stages to generate more income for your home saging business. We want to use this theme this year to help you get inspired on what could be the possibility for your home staging business.
[00:08:27] Next month, for those of you who entered into our International Home Staging Awards, we are also gonna find out who are the award winners and finalists this year. The jury is currently reviewing all the submissions, and we cannot wait to share the outcome. Every year I get surprised in terms of how great the submissions are, and so it’s very exciting for me to be able to host awards every single year.
[00:08:52] In the last quarter of this year, I’m also working on a book to highlight the jury members, finalists and the awards winners since we started in 2020. I think it’s really important to help to elevate the stagers within our community, but also help other stagers grow as well. And so I think having the educational book in terms of how to build successful staging business will be really super amazing.
[00:09:17] And tapping into all these great people’s expertise and highlight what has really worked for them for their staging business. And that’s why we’re doing StagerCon, and that’s why we’re doing the International Home Staging Awards. With StagerCon, we’re doing the Early Bird tickets right now, so it’s a really good deal.
[00:09:35] Once Early Bird expires on July 7th, the price is gonna go up all the way to the day of the conference. So do take advantage of that. And if you wanna take advantage of the VIP ticket, it will give you a longer replay period as well. It’s gonna go to 12 months instead of just seven days. And then one of the things that’s really exciting for us, which I’ll talk about later, is we’re also launching a new membership, which is part of your VIP ticket for StagerCon.
[00:10:01] You’re gonna get a three month membership, so that’s exciting. I’m gonna talk about this after I talk about the retreat.
[00:10:06] So we still have a few spots for our Florence retreat in September. If you’ve been thinking about coming, I really recommend you to come. I think what makes this different than all the retreats you have seen is that it has two business coaches.
[00:10:20] So myself and Elaine Penhaul from UK. She has a really interesting and beautiful business that she has created where they have a sales team, they have dedicated operations team, they have a business manager. And if you’ve been listening to a podcast, you have came to StagerCon last year. You probably have seen Elaine in action too.
[00:10:39] She’s gonna be teaching on the retreat with me, and one of the things that we do is we send out a questionnaire before you come on the retreat to design the workshop and the classes, make sure it’s really tailored to the challenges that you have in growing your staging business. And I’ve been getting feedback from a few of you thinking that you might wanna join us next year.
[00:11:00] You maybe not quite ready this year. I actually encourage you to join this year because I’m not gonna be able to offer another retreat probably the size until maybe October 2025. So, yeah, that’s right. We may not have a retreat that we’re gonna offer next year because I have been accepted into graduate school in London. It’s a MA slash or MSC program, depending on what I end up taking in the class.
[00:11:25] In the program, it’s being offered through the University of Arts London. It’s in their Creative Computing Institute. So I’ll be learning about the impact to visual images through the new technology, like AI for example. How’s that impacting the way we perceive images? And I think one of the things that I want to learn from this program is also how do we apply that in online education.
[00:11:48] When I was renting an office at WeWork, I think in 2021, they were pitching these services, to basically have a meeting that is virtual, but you can have your hologram represented in yourself in a conference room, which I thought was very interesting. And the other thing with development of virtual reality, for example, the headsets from Oculus that is owned by Facebook now and they’re really trying to drive the use for general public, right?
[00:12:17] So you start seeing the headsets being sold in places like Costco, it’s within reach essentially. So I want to explore different opportunities and ways we can teach staging. Imagine one day we can meet in a virtual reality room and arrange virtual furniture and for you to learn how to create a floor plan that way.
[00:12:36] I think that could be also very fascinating. So it’s a bit twofold. For those of you who’ve been following my journey for a long time, you might know that I have a photography practice on the side that I have unfortunately abandoned in the last couple years, but I’m looking forward to get back to it.
[00:12:53] And I think with all the new AI development, for example, I think would be really interesting time to practice as a photographer. And I’m really interested to see how that can be applied into our online school as well. So if you’re considered joining us next year, unfortunately we’re not gonna have a retreat probably next year because all the time that I can travel next year are usually during the peak travel season.
[00:13:19] That will make the cost a bit higher than I would like. When we are planning the retreat, we really try to make sure it’s very value packed. So not only for the things that you’re gonna be learning, the one-on-ones, the coaching sessions, and also the classes, but also the actual monetary value as well.
[00:13:36] We wanna make sure you get your ROI. So that’s why most of the time we’re planning, like in Italy, for example, September is considered shoulder season. It’s after the peak traffic. I mean, there’s still
some people, so you’re not in the cold season, which is not really gonna be fun either. If you’ve been to places like Paris, for example, during cold season, like August, when all the Parisian go on vacation, Paris is a ghost town.
[00:14:00] A lot of restaurants are closed, even museums are closed, you’re not gonna be able to enjoy a lot of amenities in the regular season. So that’s why we try to make it more affordable by hosting it during shoulder season, which I think the cost is more reasonable.
[00:14:15] And Florence is really a popular destination, especially I think after all the covid travel restrictions have been lifted. So this is also why I think this year would be a really nice way to go. It’s not the most popular designation anymore in Italy, but it’s very accessible to other popular designations in Italy as well. So definitely take advantage this year.
[00:14:37] I think it’s gonna be a really great trip. I mean, I booked this amazing chef that I’m really excited about. I love to eat in case you don’t know that. So basically if you come travel with me, at least you will eat very well. That’s the perk.
[00:14:52] And also the other thing too is you ever want to make any changes with your staging business, usually the earlier is always better than later. The more you start implementing your changes, the better it is. And having two of us, both Elaine and I, we can really help you to create that strategic plan for the next 12 months to make sure that you’re growing in a capacity that is not feeling overwhelming, or you’re underachieving and you get frustrated or you’re flustered.
[00:15:20] With the new membership that we’re soft launching next month, you are also gonna get access to it for six months after your retreat, so you’re gonna get additional support.
[00:15:30] So onto this new exciting development, our new membership, we are calling it the Stagers’ Adventure Club because building a business is an adventure for those of you who have been on the wild rollercoaster like I have since I started in 2006.
[00:15:44] This is an important shift I think in our business model as well. The last few years, I really tried to figure out in terms of what works within our community and what works for the stagers that are in our community.
[00:15:57] Obviously every staging training school targets a different demographic. Just as you would as a staging business. Your demographic might be different than someone else who’s working down the street. But it’s up to you to figure out what exactly is your sweet spot and what do you want to do for your business?
[00:16:13] And you can make those kind of decision. Sometimes they are hard, sometimes they’re easy. But as a business owner, you have the control over the kind of business you want to create and build. You just need to make the decision and create strategies around it and to make it happen. And so that’s been my experience as well.
[00:16:30] As you know, before the staging school, we were a hands-on staging company in San Francisco Bay Area for more than a decade. It was a really big decision to switch that into an international school, like completely online, not doing in-person classes and things like that. One of the things I really wanted to focus on this year, those were the two promises, two pledges I made to myself for the school. The first one is to improve accessibility, which we talked about earlier on the show. We are working on adding closed captions and the better user experience when people sign up for their courses. We want to make sure people finish. So the second part of this is create better engagement within the community.
[00:17:14] One of the things I think that is a downfall with online courses is that you don’t get the engagement you need to, like, you don’t see other people. When you go to an in-person class, like a three day certification class, you engage with other people in the classroom, right? That you see them, you can feel them, you can talk to them. But in the online setting, that is really difficult, especially if people are doing on demand courses.
[00:17:35] You’re taking classes at your own leisure, based on your own schedule. So the support is more important than ever. We wanna make sure people feel supported at the beginning of the course, throughout the course, and also at the end of the course as well. And we do whatever we can to support that within our school offering and also our infrastructure.
[00:17:57] So earlier this year, when we’re migrating our course platform, I worked with a community designer to create a new community space focused on improving student experiences and engagement. That’s one of the things that we’ve been working really hard on about, and we had a lot of conversations around how we can provide the space for stagers that is growing, productive, and also engaging.
[00:18:18] While at the same time, that is sustainable for us to run as a business. Cause I wanna make sure we can support the space for the students in the long run too. Not just the short run, but also the long run. And so that’s really important for me personally, to roadmap out what I want to achieve for the school eventually, and how can we do that in the interim and how can we grow into the vision that we have for the business.
[00:18:43] So it hasn’t been an easy decision, cuz right now we have an online free lounge, like a free community that you can come in and watch past community talks and things like that. Moving forward to August 1st, I’ve decided to basically stop that because one of the things is that our current community is not super engaging anyway, even with the free access, and I’d rather really focus on students who want to focus on growing. And that’s the other thing too. I think that is challenging for us with our current school is that we wanna make sure we’re working with students who really want to grow, but because the infrastructure and the way we have been setting up with our backend, we’re not able to.
[00:19:24] So this is also why we want to make sure we can do that moving forward. And that’s why having a dedicated membership that is paid, you’re committed to this growth, to this journey of building your business. Then it’ll be much easier for us to create that kind of space and making sure we’re inviting the guests that you need, the workshop that you want to learn from and things like that.
[00:19:47] So starting August 1st, we’re gonna start retiring our existing current community. If you’re Mighty Networks right now, which is what we use to host our community platform, just so you know that we are migrating off. Basically everything will be done by August 1st, and we will post this in the community as well soon.
[00:20:06] Just right now there’s a lot of logistic with StagerCon and Awards right now, so my head is over on that space. But pretty soon we’re gonna start making an announcement. You will see it in the community to start migrating students, but also migrating free members as well. And if you wanna come on board, we have a special for you, which we’re gonna announce soon.
[00:20:25] So at StagerCon next month, we are gonna soft launching this membership. It’s called the Stagers’ Adventure Club, like I mentioned. So within the membership,
you’re gonna have group coaching call every single month.
[00:20:36] There’s gonna be two calls, actually, by the level, like where you are in your saging business. So the first one will be all levels. So anyone can join. And then the next one will be for the more advanced group. So if you’re a bit further along, maybe you’re like high five figure, or you’ve been working for a few years, you’re six figures now, that call is more advanced and it’s for you to ask any questions.
[00:20:58] And one of the things we are working on is inviting other stagers in too as well to serve as a mentor for a month or two, or maybe for a quarter to help you transition or like to grow or answer any challenges you may have for your staging business.
[00:21:14] We’re also gonna have guest speakers. We’re gonna start up our community talks again. For those of you who are not in the membership, you’re still able to access those and we’ve decided that might be the easier way to move forward. For now, you just won’t be able to watch a replay, that you will have to be in the membership for.
[00:21:31] We are also gonna start a private podcast. So that’s really new. I mean, a lot of you who are in our community probably found us through the podcast first, and a lot of you are really hardcore listeners who’ve been there for very beginning. So one of the things we want to explore is possibly doing a private podcast for the membership. And those would include things like replays or special Q and As. That’s the other thing too. We want to do AMA sessions, like ask me anything sessions.
[00:22:00] We also want to do marketing coworking sessions. So one of the things we get, we get a lot of feedback on with stagers, they don’t know how to do their marketing or they don’t have time to create their marketing.
[00:22:10] So we’re gonna start doing coworking sessions to carve out those time so you can work alongside each other and then start building community that way.
[00:22:19] We also gonna do community member matchup. Having the matchup is gonna help you find your accountability buddy. That’s also another thing that we think is really important.
[00:22:28] The most successful stagers I’ve noticed, they have a community that support them. That could be from friends and family, spouses or partners. That could be from friends who are also business owners or other stagers who are like-minded, and so we wanna help you find that through essentially everything we do.
[00:22:47] I mean, in StagerCon one of the things we always do in the chat box is help you meet other stagers, right? We ask you to introduce yourself, but we also want you to do that in the membership and also find accountability partners so that you can grow with each other and set goals and help each other to get the accountability that you need.
[00:23:05] One of the things too, is a lot of people also need financial help. So one of the things that we wanna do is doing quarterly money clinics to help you maximize profits for your home staging business. So that’s all in the works right now. We’re gonna launch everything in August.
[00:23:20] So you’ll be able to see that in August. That is so soon. I can’t believe it. I mean, this is the end of June right now we’re recording and two weeks from now it’s Stager Con and then boom, we’re launching the membership. So, so yeah, so it’s, it’s gonna be jam packed I think with a lot of stuff going on at the school.
[00:23:39] So just keep an eye out and take advantage of anything and everything that you can.
[00:23:45] We really designed the membership to create an engaging learning experience and build a supporting community. And so when you enroll in our foundation course, like 5-Figure Floor Plan or Cash in the Cushions styling course, and also the certification program, you are also gonna receive access to the membership for a specific period to receive the support that you need as you start building your home staging business.
[00:24:06] So that’s one of the things I feel like is missing with our on-demand courses at the moment. I think with short courses you don’t really need that much support. Cause usually those are dedicated smaller niche topics. For example, building workflow out that we have with Daniel or like how to build Reels kind of workshop. But with courses like 5-Figure Floor Plan where you’re in the beginning journey of building your staging business, you do need more support. That’s one of the things I wish I had when I was starting out as a stager, because it was really exciting to do the certification classes. But after three days when the class is over, all of a sudden you’re like, “well, what do I do now?” Like, “how do I grow my business?” “How do I go out and get client? I have so many questions.”
[00:24:49] So, having the membership there is gonna help to give you that additional support. You can come on the office hours, ask questions. When we don’t have office hour, you can pose your questions in the membership and then get that answer as well.
[00:25:02] One of the things if you noticed, we kind of function like a startup as a school.
[00:25:06] That’s like, I think the fortunate and also unfortunate part. The great thing about it’s is I try to be as flexible as possible and I really try to listen to your opinions as well as students. And as part of our community too, because I really want to build something that works, you know, that’s really engaging.
[00:25:24] And also provide the education you need as you grow your staging business. One of the things I’ve noticed after Covid is that people just don’t have the patience to do really large format kind of courses. So live workshops where it’s like one hour or two hour, those are easy and digestible and you can immediately get takeaway to run with, in your staging business.
[00:25:45] That’s really different for someone who just starting out where they need a lot more education to really learn the ins and outs of the business. For those of you who have been working, you really just need continued education. So I think that’s why where the membership is gonna fill kind of those missing spots for those of you who are just starting out. But also for those of you who are growing.
[00:26:07] And then for those of you that we’re talking about earlier with the retreat, you also gonna get additional time in the membership too. So if you have questions or you need accountability, you will get that within the membership.
[00:26:18] I am really thrilled and excited, but also scared to be honest, about all the excited developments that we have at the school. I’m excited because I feel like we are finally clicking in terms of figuring out what is the right direction for the school and how we wanna approach curriculum, and also building the learning experience for our students.
[00:26:36] One of the things I always wanna do is making sure our courses are up to date, but also the learning experience as well as, as you know, our world is changing. Accessibility has become a larger issue in education space, not only online, but also in person as well. And I think a lot of that c
omes through how we experience online learning during the pandemic.
[00:26:58] You are gonna start seeing that on podcast as well. If you go on the show notes for the last few episodes that we have published, you will see that there are actual transcripts and also timestamp chapters for you to easy reference within the show.
[00:27:12] So that’s something we will try to do pretty much in all aspects of the school. If you recently taken a live workshop, you’ll notice too, we turn on closed captions in Zoom as well, and you can turn that off if you don’t like it, that’s totally fine. But it’s good for us to offer it.
[00:27:27] So that’s something that we are working on on the back end of the school and it’s something that I pledge early this year to make sure we improve upon. So I would like you to stay tuned for future updates and thank you so much for being patient with me as I build the school.
